Thank you for that question, Martia. You should check with your local housing agency about the details of your area, but in general, a change in management does not break a rental agreement. The management company is simply a service provider acting on behalf of the owner. The same power (and the same lease) is transferred to the new management company upon performance, unless it makes substantial changes to the provisions of the lease agreement. Here, too, I would recommend whether there are reservations or rules in your State that oppose it. I learned on Thursday 22.10.2020 that my manager had falsified my signature of a lease in my apartment. My son and I were in the process of moving to a new apartment. We had passed the credit and background exam, but the new apartment needed the old history of the accommodation that was faxed to them by the manager. The manager faxed paperwork to the new apartment that said I had terminated my lease, which ended in July 2021. The problem is that my son and I had never signed a lease, so how could the lease be terminated? The apartment complex in which we live was renovated by new owners in September 2019. The last time my son and I signed a lease in the manager`s office was in August 2019, before the renovation by the previous owners. We have never signed a lease with the new owners. So we were not allowed for the new apartment because we were told that we had terminated our lease.
The way I found out that the manager had falsified our signatures was that I applied for a lease in September because we had planned to move. I guess she would give me the August 2019 lease, but she gave me the lease from January 2020 to December 2020 with our fake signatures on the lease (another fake lease). My son and I gave an eviction letter on October 14th and we must be from this apartment before November 14th. We are not going anywhere and finding apartments in Louisiana is not easy. I am so angry and hurt because we are accused of doing something we didn`t do (lease terminated) and how someone can dare to use my son and my signature. We also lost a beautiful place to live. I need help. The reason we are moving from our apartment is that the neighbors next door have moved in and brought cockroaches. The last nine months have been a living nightmare for my son and me. We haven`t used the kitchen in eight months.
I moved the kitchen into the living room and I cook on hobs and electric stoves. I wash the dishes in the sink or in the bathtub. This experience was crazy, so I need help so that we can move from this apartment. Help me!!! The risk to the landlord is that there is less responsible party on the lease. The adult child would not be bound by the rules of the rental agreement and complicates the application of these rules. Depending on the management agreement and local laws, a manager may or may not give a copy of the rental agreement to a property owner. There is no strict legal difference between a lease and a lease, but in some cases, a lease or periodic lease may relate to a short-term lease. . .
